Radon screening for real estate

Transactions run on deadlines. Our 4-day screening gives buyers and sellers an early indication of radon levels, with a clear report and honest guidance on what to do after closing.

Real Estate Radon Screening Assessment

4 days

A 4-day radon screening built to fit inside a real estate transaction. It gives buyers and sellers an early indication of radon levels in the home, with a clear, dated report.

Equipment: Airthings Corentium Pro professional continuous radon monitor

What's included

  • Placement of a professional-grade continuous radon monitor
  • Retrieval after 4 days
  • A dated screening report for the test period, sent to the people you authorize
  • A plain-language explanation of the result and the recommended follow-up

Limitations

  • A screening result reflects radon levels during the 4-day test period only.
  • It is not a long-term average and does not certify that a home is safe or unsafe.
  • A long-term test of at least 91 days is recommended after the buyer takes possession.

What a screening can and can't tell you

It can

  • Show radon levels in the home during the 4-day test period, documented in a dated report.
  • Help buyers and sellers decide whether to plan for follow-up testing or radon reduction.

It can't

  • Tell you the home's long-term average radon level.
  • Certify that a home is safe or unsafe.

Every home should have a long-term test of at least 91 days once the new owners move in.

After the keys change hands

A screening is a starting point. These options help new owners get the full picture.

  • Recommended

    After you move in

    Short-Term + Long-Term Radon Testing

    48 hours + at least 91 days

We start a 48-hour preliminary check with a professional radon monitor and place a long-term laboratory detector at the same visit. You get an early snapshot within days, while the long-term test builds the clearer picture of your home's average radon level.

Equipment: Airthings Corentium Pro professional radon monitor, plus a long-term laboratory detector

    Good to know

    • The 48-hour reading is preliminary. Radon changes with weather and how the home is used, so it can differ from your long-term result.
    • Your long-term laboratory result is what Health Canada's 200 Bq/m³ guideline and any mitigation decision are based on.
  • One-Year Continuous Radon Monitoring

    1 year

We set up a Wi-Fi connected continuous radon monitor in your home, on loan for a full year, and send you a report every month so you can follow how your radon levels change through the seasons. At the end of the year, we pick the monitor up.

Equipment: Ecosense EcoGuard continuous radon monitor, on loan

    Good to know

    • The monitor needs to stay plugged in and connected to your Wi-Fi to keep recording.
    • Monitoring shows trends over time. It is not an emergency alert service or a laboratory long-term test report.
  • Long-Term Radon Testing

At least 91 days, ideally during the heating season

The test Health Canada recommends for understanding your home's average radon level. We place a long-term detector, collect it after at least 91 days, arrange laboratory analysis and walk you through the result.

    Good to know

    • Results arrive after the test period of at least 91 days, plus laboratory processing time.
    • Fall and winter testing is preferred because radon levels are typically higher during the heating season.

Common questions

My short-term result was high. Do I need mitigation?

Not necessarily. Short-term levels go up and down. A long-term test is the right basis for that decision. We can help you interpret your result.

How long does the real estate screening take?

The monitor stays in the home for 4 days.

Who receives the screening report?

The people you authorize when you request the screening.

Does a good screening result mean the home is safe?

No. A screening reflects 4 days of conditions. A long-term test after moving in is still recommended.

How much does radon testing cost?

Pricing depends on the service and your property's location. Request a quote and we'll send you one.
